General Information

All bookings for Villa Kaktus are managed exclusively through Airbnb. Therefore, the cancellation policies and refund rules defined by Airbnb apply to every reservation without exception.

Binding Terms via Airbnb

By booking Villa Kaktus via Airbnb, you agree to Airbnb’s official cancellation policy, which is clearly displayed before completing a booking. These conditions govern if and how refunds are possible in case of cancellation. The applicable rules vary depending on the timing and type of booking (short-term vs. long-term).

Our Selected Policy: Moderate-Strict

We currently apply Airbnb’s Moderate-Strict cancellation policy. This means:

• Guests will receive a full refund if they cancel at least 30 days before check-in, except in certain exceptional cases handled by Airbnb.
• If guests cancel fewer than 30 days before check-in, a refund is no longer guaranteed and the booking may be fully or partially charged depending on Airbnb’s rules.

Additional Airbnb Conditions

In some exceptional cases (e.g., emergencies, force majeure), Airbnb may override the set cancellation policy and issue a refund to the guest. These situations are managed entirely by Airbnb.
